Yes. The EBRHA Rental Application is provided for EBRHA members and powered by TenantAlert's online application workflow. Applicants complete it online, upload documents, and submit it back to you.

The online application is built from EBRHA's official application language, including association-provided terms, notices, disclosures, and authorizations. TenantAlert helps preserve that application workflow online, but housing providers remain responsible for final decisions and legal compliance.

Criminal search results are hidden by default. To see whether any results are available, you must confirm you are ready to view them and agree to the viewing terms. Unlock activity is time-stamped with the username for audit history and recordkeeping.

LeaseGuarantee is optional lease-level coverage that may be available after screening. If the applicant qualifies, you can choose up to $60,000 in 12-month coverage for lost rent, damages, and eviction-related costs, and decide whether you pay or the applicant pays.

Yes. Employment + Income Verification is available as a $12 optional add-on. The applicant can verify through a payroll connection, bank account connection, or uploaded income documents. Uploaded documents are checked for authenticity and fraud indicators.

Yes. You can send a free EBRHA application link without ordering screening upfront.

ApplyNow is TenantAlert's shareable screening link. You can send it directly, email it, or post it in a rental listing. It is property-specific, usually applicant-paid, and can include the free EBRHA application when selected.

Yes. You can send the free EBRHA application link, review the completed application and uploaded documents, then decide whether to order screening.

Not always. Instant Screening is for Instant Credit Access users who enter applicant details directly. The EBRHA application can still be used separately when you want the applicant to complete the application first.

Yes. With the ApplyNow screening link, the applicant can enter their information, give consent, and pay the screening fee directly.

Yes. TenantAlert supports you-paid and applicant-paid screening paths. With Instant Credit Access, you may also collect your own application fee if needed.

Instant Credit Access lets approved accounts order reports without sending an ApplyNow screening link. After approval, you can enter applicant details yourself, access eligible reports instantly, and use the lowest EBRHA pricing.

No. Most EBRHA members can start with the free EBRHA application or an ApplyNow screening link. Instant Credit Access is best if you screen often, want the lowest EBRHA pricing, need faster direct ordering, or want to collect your own application fee. Approval requires account review, required documentation, and an onsite inspection. An onsite inspection fee applies. TenantAlert can walk you through the requirements before you decide.

Credit, criminal, eviction, and more are returned instantly after the applicant completes the screening request. With Instant Credit Access there's no waiting on tenant cooperation, you'll receive reports immediately at checkout. Some reports may vary depending on available court or data sources.
